A loan modification is a permanent change in the original agreement made between you and your banks. Changes that will be made are interest rate, length of the mortgage, amount of monthly payments and amount of principal.
Banks may offer customers trial period. In trial period, customers have to make payments on time for three months in a row. Some banks allow you to make modified, lower payment. Some may ask current payment without understanding customer's problem. If you want to modify your loan, banks may ask proof of income. Whether banks will modify your loan amount or not depends on your income.
In refinance situation, many lenders may not accept the application when the home's value has fallen below loan amount. Government was able to make a change in this rule.
